Description
EXCLUSIVITY CARDIS SOTHEBY'S INTERNATIONAL REALTY !
This small chalet is located above the Layets road, which links Les Diablerets to the village of La Forclaz. Facing north, the view of the Pic Chaussy and the Ormonts valley is spectacular. In winter, when the snow conditions are good, it is possible to ski to the chalet from Petit Chamossaire on the Villars/Gryon/Les Diablerets ski area via the off-piste combe of La Forclaz. To return to Les Diablerets, the Echenards train station is accessible through the fields.
Built in 1721, the structure of the chalet is in good condition but requires a complete refurbishment inside. The living area consists of a kitchen area with wood burner and a double bedroom. The whole is completed by a large barn and attic space that can be converted into a dormitory.
An outside chemical toilet is available on the terrace.
The chalet is not equipped with water but benefits from the right to connect to the usual public services by the registration of an active easement. The water pipe runs into the road some 30 metres below. It will be necessary to use the same trench for the power line since the 380 V is also below. As for the septic tank, it can be installed according to the Canton's directives.
For any development of the barn and the attic, the project will have to be submitted to the SDT (Service du Développement du Territoire) of the Canton
The building is exempt from the LDFR (Loi sur le Droit Foncier Rural) which allows it to be used as a mortgage to obtain bank financing.
The chalet is available as a second home and for sale to foreigners.
