Site protection zone Art. 28 - The site protection zone is intended to safeguard certain sites, panoramas, or to create islands of greenery. Les Curtits, preservation of the panorama. Art. 29 - Sector A of the " Curtits " is subject to the provisions of the villa zone (sector 1). However, in order to safeguard the panorama, the total height of the constructions erected in this sector may not exceed the level of the road measured in the axis of the road at the right of the construction by more than one meter. Villa zone, sector 1 Art. 20 - This zone is reserved exclusively for family villas with a maximum of two apartments. It is divided into three sectors defined as follows: Sector 1: prohibition of residential constructions entirely in wood or "chalet style". Sector 2: same prohibition, but mixed wood housing constructions with basement and first floor in masonry are authorized. Sector 3: residential constructions in wood and "chalet style" are authorized. Art. 13, para. 2 is applicable. Art. 21 - The non-contiguous order of constructions is compulsory. However, the Municipality may authorize the construction of two contiguous buildings built simultaneously and each comprising an apartment. They shall then be considered as a single building in the sense of Art. 22, Art. 23 to 27 being moreover applicable. Art. 22 - The minimum surface area of the plots is 1'000 m2 per residential building. Built-up area Art. 23 - The built-up area (land use index) may not exceed 12% of the total area of the plot. Surface area of buildings Art. 24 - Residential buildings must have a minimum floor area of 55 m2. Art. 25 - For buildings with a surface area of less than 80 m, the number of floors is limited to two, one of which is under the eaves and one in the attic. For buildings with a surface area of more than 80 m2 , the number of levels is limited to two, either two under the eaves and without habitable attic space or one under the eaves and habitable attic space. Furthermore, if the slope of the natural ground is at least 25%, the Municipality may authorize the habitation of the basement on half of its surface.
